When multiple drains in your home start backing up at once, you’re not dealing with a simple clog anymore. That’s your main sewer line telling you something’s blocking the flow—usually tree roots, grease buildup, or debris that’s been collecting for years in those older pipes.
Most homes in Land Park were built in the 1940s and 1950s. That means clay or cast-iron pipes underground, and mature trees with root systems that have had decades to find every crack and joint. Once roots get in, they grow fast and catch everything that flows past them.
You don’t need to wait until sewage backs up into your house. A camera inspection shows exactly what’s happening inside your sewer pipe, and hydro jetting clears it out with pressurized water that cuts through roots, grease, and buildup without damaging the pipe itself. You get a clean line, no guessing, and no digging up your yard unless there’s actual damage that needs repair.
We’ve spent over two decades working on older homes across Sacramento, including Land Park. We know what happens to sewer lines in neighborhoods where the trees are as old as the houses. We’ve seen what clay pipes look like after 70 years underground, and we know how to clear them without tearing up your driveway or landscaping.
We’re a small, family-owned business. That means when you call, you’re talking to someone who actually cares whether the job gets done right. Our pricing is transparent—you’ll know what it costs before we start, and we’ve had customers tell us the final bill came in lower than the estimate.
If it’s an emergency, we’re available 24/7. If it’s preventive maintenance, we’ll walk you through what makes sense for your property and your budget.
First, we run a waterproof camera through your sewer line. That camera shows us exactly what’s blocking the flow—roots, grease, a collapsed section, whatever it is. You’ll see the same footage we’re looking at, so there’s no mystery about what needs to happen next.
If it’s a blockage we can clear, we use hydro jetting. That’s a high-pressure water system that scours the inside of your pipe clean—cuts through roots, blasts away grease, and flushes out years of buildup. It’s more thorough than a snake, and it doesn’t damage the pipe.
If the camera shows structural damage—cracks, collapses, major root intrusion that’s compromised the pipe—we’ll talk through your repair options. Sometimes that means trenchless repair, which doesn’t require digging up your whole yard. Sometimes it means replacing a section. Either way, you’ll know what’s involved before we do anything.
Once the line is clear, we can set you up on a maintenance schedule if that makes sense for your property. Regular cleaning prevents emergencies, especially in older neighborhoods where root intrusion is constant.
Ready to get started?
You’re not just paying someone to stick a hose in your drain. You’re getting a full camera inspection that shows you the condition of your sewer pipe, hydro jetting that clears the line completely, and an honest assessment of whether you need any repairs.
In Land Park, the biggest issue we see is root intrusion. Those mature trees in your yard are beautiful, but their roots are aggressive. They find moisture in your sewer line, work their way through joints and cracks, and create blockages that catch everything flowing through. Slow drains, gurgling toilets, water backing up in your shower when you flush—those are all signs your main line is compromised.
Sacramento’s wet season makes it worse. When the ground is saturated, older pipes shift and crack. Roots grow faster. Debris flows into the line through damaged sections. If you’re noticing slow drains in multiple fixtures, that’s not a coincidence—it’s your main sewer line telling you it’s time for a cleaning.
We also see grease buildup in kitchen lines that eventually makes its way to the main. Even if you’re careful about what goes down your drain, decades of use leave residue. Hydro jetting strips that buildup off the pipe walls and restores full flow.
If more than one drain in your house is slow, that’s the clearest sign. A single clogged sink is usually just that sink. But when your toilet gurgles while the shower drains, or water backs up in the tub when you run the washing machine, you’re dealing with a main line problem.
Other signs include sewage odors coming from drains, water pooling in your yard near the sewer line, or drains that keep clogging even after you’ve cleared them. In older Land Park homes, you might also notice your drains are slower during wet weather—that’s often a sign that roots or cracks are letting groundwater into your sewer pipe, which reduces flow capacity.
If you’re seeing any of these issues, a camera inspection will show exactly what’s going on. Most people wait until there’s a full backup, but by then you’re dealing with an emergency instead of a maintenance issue. Catching it early saves you money and keeps sewage out of your house.
A snake punches a hole through the blockage. Hydro jetting clears the entire pipe. If you’ve got roots in your line, a snake might get water flowing again temporarily, but those roots are still there, and they’ll catch debris and clog again within weeks or months.
Hydro jetting uses pressurized water—sometimes up to 4,000 PSI—to scour the inside of your sewer pipe. It cuts through roots, strips off grease buildup, and flushes everything out of the line. You’re left with a clean pipe, not just a temporary hole through the blockage.
For older homes in Land Park with clay or cast-iron pipes, hydro jetting is usually the better option because it’s thorough and doesn’t damage the pipe. We always run a camera first to make sure the pipe can handle the pressure—if there’s significant damage, we’ll recommend repair before cleaning. But in most cases, hydro jetting solves the problem and keeps your line clear longer than any other method.
Not for cleaning. Hydro jetting is done through an existing access point—usually a cleanout in your yard or basement. We run the camera and the jetting hose through that opening, so there’s no digging involved in the cleaning process itself.
If the camera inspection shows structural damage—a collapsed section, major cracks, or a pipe that’s deteriorated beyond cleaning—then we’d talk about repair options. Sometimes that means trenchless repair, where we line the existing pipe from the inside without excavating. Sometimes it means replacing a damaged section, which does require digging, but only in the affected area.
Most of the time, though, you’re dealing with a blockage that hydro jetting can clear without any excavation. We’ll know for sure once we see what the camera shows, and we’ll walk you through your options before we do anything that involves digging.
It depends on your property. If you’ve got mature trees near your sewer line and your home was built before 1960, you’re probably looking at cleaning every 18 to 24 months. Root intrusion doesn’t stop—once roots find a way into your pipe, they keep growing, and regular cleaning keeps them from building up into a full blockage.
If you’ve already had root problems or slow drains, more frequent cleaning makes sense. Some properties need annual service, especially if there are large trees like elms or willows that are known for aggressive root systems.
For newer homes or properties without major tree coverage, you might go longer between cleanings. But even then, grease, soap residue, and debris build up over time. A camera inspection every few years lets you see what’s happening inside your pipe before it becomes a problem. Most people don’t think about their sewer line until it backs up, but a little preventive maintenance costs a lot less than an emergency call when sewage is coming up through your drains.
Both. Roots start by finding small cracks or loose joints in your pipe—places where moisture is escaping. Once they get inside, they grow toward the water source, and as they grow, they expand those cracks. Over time, roots can break clay pipes apart or crush cast-iron sections.
Even if the pipe doesn’t collapse, roots create blockages that catch everything flowing through. Hair, grease, toilet paper—it all tangles in the roots and builds up until water can’t pass. That’s when you get slow drains and backups.
In Land Park, where most homes have older pipes and mature landscaping, root intrusion is one of the most common sewer problems we see. The good news is that regular hydro jetting keeps roots under control. We can’t stop them from growing into the pipe if there are cracks, but we can clear them out before they cause a backup. If the roots have caused structural damage, a camera inspection will show that, and we can talk about repair options—sometimes lining the pipe from the inside is enough to seal it and keep roots out permanently.
Everything. The camera is waterproof and has a light, so we can see the inside of your pipe in real time as we push it through the line. We’re looking for blockages, root intrusion, cracks, corrosion, grease buildup, and any structural damage like collapses or separations at the joints.
You’ll see the same footage we’re watching. If there are roots, you’ll see them. If there’s a section where the pipe has collapsed or separated, you’ll see that too. The camera also has a locator, so if we find damage, we know exactly where it is underground—that means if we do need to dig, we’re only excavating the problem area, not your entire yard.
A camera inspection takes the guesswork out of sewer problems. Instead of assuming what’s wrong based on symptoms, we know exactly what’s blocking your line and whether it’s something we can clear with hydro jetting or something that needs repair. It’s the most honest way to diagnose a sewer issue, and it keeps you from paying for work you don’t need.
